As from 1st June 1992 it is required that a Building Regulations application is necessary for any roof re-covering works involving any change in the roof covering material.
From a Structural point of view, if the existing roof tile covering is to be replaced with a new heavier roof tile then a full structural appraisal is required to ensure that the current roof structure is suitable to carry the increased loadings.
Failure to undertake a Structural Appraisal and carry out any necessary roof strengthening works will in the worst-case scenario cause distortion and possible failure of the roof structure indicated by external roof sagging to the roof slopes and possible physical damage to the internal members.
External roof sagging and physical damage to the internal members will usually be highlighted in future valuations / home buyers reports and potentially hinder and delay the sales process. Structural damage to the supporting walls caused by insufficient roof supports is normally very costly to fix.
