Roof Surveys
As from 1st June 1992 it is required that a Building Regulations application is required for any roof re-covering works involving any change in covering material.
From a Structural point of view, if the existing covering is be replaced with a heavier covering then a full structural appraisal is required to ensure the roof structure is suitable to carry the increased loadings.
Failure to undertake a Structural Appraisal and any necessary strengthening works as a result of the appraisal will in the worst-case scenario cause distortion and possible failure of the roof structure indicated by external sagging to the roof slopes and possible physical damage to the internal members.
External sagging and physical damage to the internal members will usually be highlighted in future valuations / home buyers reports, and potentially delay the sale process.
